Spence and I sold this house TWICE in the past. IN 2005 for $210K and it was TRASHED, one of the most wasted houses I have ever seen. THEN in 2006 STILL TRASHED for $240K.

I love this letter, I think it says a lot and really makes sense. This in not the end of times and we have seen similar economies. It shows a realistic look at recovery. Look for real estate to see an INCREASE (Slight) in 2009.
To me that says the bottom is NOW and likely the best time to buy. As soon as there is even NOTE of a SLIGHT RECOVERY in the press we will see rates go up a bit and sellers will not be as desperate.
