It is a tough economy right now, with all types of bailouts, and incentives for borrowers etc. Who knows what the Govt. should do next. I really don’t have the answer for you. This is really good information on KSL.COM. It will help a lot of you understand more about the Tax Credit. Especially how it works, and how to apply for the credit.
As a professional in the industry I am grateful for the tax credit the govt. has provided. The Fed, has continued to keep interest rates low for the time being. These are all key facets of what is pushing the real estate market in Salt Lake right now. However, I will switch roles right now and become the nay sayer for a minute. Housing prices are at an all time low, interest rates dropped below 5% on monday. It is possible based on credit to lock in at 4.75% right now. Crazy!!! What are the facts about the Real Estate market? Well, for starters we know interest rates can not get any better than they are right now. We actually know the opposite to be true. The Fed is saying by summer they will start raising the rates to combat inflation. So that is fact number one. Second, is the tax credit. It will not last. They extended the tax credit. Not as good as the last one, so some people missed out on that opportunity. A lot of people in Utah also missed out on the New construction Grant that was taking place.
So there it is, depending upon your personal situation. I would educate myself to make sure I capitalize on the best opportunity…
Well it looks like I was right in regards to Home Sales for the month of October. My business partners and I all have found the same data here in Salt Lake City’s own Real Estate Market. Obviously we saw this due to the First Time Home Buyer Tax Credit that people were trying to take advantage of before it expired. Now that it has been extended until April 2010 I think we will continue to see steady activity over the coming months as people continue to capitalize on the opportunity.
So these are national articles, and I preach on a daily basis that the real estate industry is actually a localized economy. So maybe this applies to your area, maybe it doesn’t. One thing is for sure, blanket statements in regards to the Real Estate Industry don’t work and are a waste.
However, good news for an industry that has seen an onslaught of negative press is extremely excited to have a positive outlook. So in the spirit of optimism. I will say this is great news, and everyone would be wise to learn and study up on what is actually going on in your local markets. Salt Lake City Real Estate, I think is probably going to be one of the cities that actually will see the stabilization and increase in number of units sold. Things to come!!
The $4000 Utah Home Run Grant for new Construction is officially used up and gone. Jake Breen is currently at the Ivory Homes Economic Summit, Ivory homes is having a 30% increase from last year in new Home Construction. Time to buy is right now while rates are still low. Prices will remain stagnant for years to come, BUT we have seen the bottom on new Construction. Interest Rates are not going to go through the roof, however they will increase. And This is just my humble opinion, but you will be looking at a full point increase by summer..
Ivory Homes biggest selling months are Feb., March, and April. They expect these months to be an increase of 10-15% over this last year. Top Utah economists are predicting interest rates to stay low for another 6 months and then to start ticking up a half point every 6 months after that. Most are anticipating 6.75% by 2013…
Utah is expecting a better ski season that last year. This is great news to our wonderful state. More tourism mean more dollars into our local economy. If we can continue to grow in this industry it will have a rippling effect to other areas. One in particular is the Real Estate industry in Park City Utah. Park City’s Real Estate market is tied very closely to the tourism market of the winter. If we have a good ski season, people come to Park City and decide to buy homes there. This is great for our state as a whole, more exposure, more money, more taxes. etc…
So not just for my own selfish reasons, but let us all pray for snow so our economy will rebound quicker.. And I also would like to have many powder days this year, I am in the mood.
This is the new exclusive resort near lake Powell that just opened up. This is going to be another notch for Utah in regards to international praise. Even in a down economy, news like this is great for our State. This will increase tourism dollars, and bring recognition for out wonderful State of Utah. Utah, is starting to get more attention from big name exclusive resort operators seeing Utah as a perfect destination for the rich and famous to come spend their hard earned dollars. And we as residents are thrilled they are doing so. Check it out, seems amazing, next time I am down there I will have to swing by and take a look.
