If you have been wondering what is going on with the downtown Sugar House developments? Well, I know I have been wondering? Now we have a little more information to go off of. I am going to hope that one of these developers steps up and actually does something over there. Bad market or not, I have faith in the Sugar House potential. Great area, and if there is one thing I have learned through this whole mess the last couple of years, it is location, location, location. Plus I like Sugar House
The article, mentions a new student housing development in Sugar House. I know the developers, and it is going to be a great project. Hopefully will bring more life to the area. Not to mention another 300 College Students roaming the area spending their parents money! I was a little dissapointed they didn’t mention the plans for the under ground tunnel from Sugar House park to the new development. It is planned to go underneath 1300 E. to the Park. Should be really cool for pedestrians to access the shopping and the park fairly easily. Way to go for thining outside the box.
This is great news.. Now, we don’t want the boom or the bubble days back, but hey good news, is like gold these days. So I will take everything the give us.
SALT LAKE CITY — Utah’s St. George and Provo-Orem metropolitan areas are among the fastest growing in the nation.
According to the latest information from the U.S. Census Bureau, St. George has grown 52 percent since 2000. Provo-Orem has grown 48 percent.
The two areas were only outdone by Florida’s booming Palm Coast, which grew 84 percent in the last 10 years.
Utahns who are 30 days or more behind in payments soared in the 4th quarter of 2009. Rising to 8.64 percent up from 6 percent a year ealier. Foreclosures are expected to worse over the next 6 months, however with changes in govt. regulation banks are going to be more interested in shorting properties than foreclosing. In Salt Lake County, one out of every four active listings is a short sale currently. Typically a bank will see a savings of 41 percent versus an REO foreclosure. These are some interesting insights into todays market. Majority of bank foreclosures are properties that have a first and a second lien holder on the properties. The second lien holder would rather have the property go into foreclosure so they can retain the right to collect their loan. However with ne guidlines from the Govt. HAFA, the incentive program the govt. has rolled out to reward banks for moving forward quickly with the short sale process could have a positive effect on our local markets. I am holding my breath to see the results from this program. Perhaps I will be surprised in this instance.
