I am getting many requests for Bank owned homes.. People keep asking me for lists. First off, all we do get lists directly from many banks. Most banks are going to list their inventory across the multiple listing service to get as much exposure as they possibly can. Banks are getting a lot smarter than many people are giving them credit for. They have already made the bad loan, so if they are going to reposess the property, make no mistake they are going to recoop as much of their money as they possibly can. Often times, people correlate Bank owned home with the word “deal”

We have a couple clients who are in the process of trying to buy Talavera (development off of Creek Road and Highland drive in Cottonwood Heights) right now through a loan, but are being held up with the Sellers/Banks.  If they could put this deal together another way, with private money perhaps, they would be happy to do it.  They have several divesture strategies worked out including building in phases or as build jobs arise, selling some lots wholesale and holding the rest, or a combination of both.

I have a friend looking to pick up an investment property in Provo and I spent some time researching it out for him. There really are some great buys as long as the properties are BYU approved. This property is approved for six students and rents down there are anywhere from $275-$350 per month, per student. If an investor bought it and put down 25% (loans for investors require at least 20%, but if you put down 25%, you’ll get a much better interest rate) you would cash flow about $700 monthly, which is a 15% annual return on your money. That’s way better cash flow than anything I have seen in Salt Lake including fourplexes, triplexes, and duplexes for that price and that money out of pocket.  Here is the listing:
